Secure A House Now In Lagos With Just N1million – New Promo

A dream we all share is to have OUR OWN building, especially in the biggest commercial city in Nigeria, Lagos.

For those of us living in Nigeria it will be a great relieve to not have to pay rent again as the cost of rent, especially on the Island here is getting ridiculously expensive. Right now I relate more with this because I am in the process of moving from a Self Contain apartment in Ajah to a Mini Flat, also known as a one bedroom apartment or a room and parlor. And the total package it is costing me is N900k. That’s N600k/year for the rent, N120k/year for service charge, N60k for agreement, N60k for commission, N60k for Caution. So subsequently I will have to be paying N720k/year just to live in a one bedroom apartment. For someone with a family living in 2-3 bedroom apartment in Ajah, you can just imagine how much they are paying for rent.

For Nigerians abroad some just want to have a place to stay when they visit so they don’t bother others. And for some it is because they hope to relocate here in the near future and therefore need a place of their own to live with their family. And for others it’s for investment purpose. Whatever your reason, you need a house. And building one is becoming too expensive for a lot of us.

The cost of building materials is the same everywhere in Nigeria. So that’s not the biggest challenge. The biggest challenge is buying the land to build the house on. Some of the people who live on the mainland call Ajah outskirt of Lagos but to buy a land in Ajah now cost up to N25million/plot. Then from Sangotedo (just after Ajah) to Bogije in Ibeju Lekki cost between N4.5million to N17.5million a plot. This is based on the estate lands on my portfolio currently. And the cost of the land is just the beginning. There are extra charges, especially the development fee that can add another N2-4million on that mount before you can worry about cost of building.

But with the offer I have brought to you today, you can start paying towards an affordable house today with as low as N1million. And spread the balance through a period of 36 months. It is the simplest, easiest and most inexpensive way for anyone to own a house right now in Lagos.

My Honest Report on Wealthland Green Estate

Wealthland Green estate isn’t a new estate. It didn’t just launch. It was first introduced to us early 2018. But I wasn’t very excited about the estate then because there were not much houses on the street, the estate was at the end of a long street facing the Lekki Epe expressway and the rooms weren’t very spacious; though we were told then that they were improving on the sizes with the newer buildings.

But recently I’ve been seeing videos of further development in the estate and with this very tempting promo I decided to visit the estate again on Monday (March 25th) to see things for myself. And I must say I was very impressed. Really I was! Not just for the progress on the estate but on the street. There are now beautiful completed houses on the street and more coming up. I couldn’t believe it. The area was really looking beautiful and quiet. The company is like 40% gone with the interlocking of the street. They want to interlock it from the estate all the way to the beginning of the street on Lekki Epe expressway. I was so impressed that I have decided to buy into the promo as well. 36 months is a long enough time for me and you to be able to afford one of these houses, God blessing our efforts.

I don’t like Terrace Houses

If this is you, I can relate. The first time I visited Wealthland Green estate, one of the reasons I didn’t like it for myself is because I don’t like Terrace houses. I feel they are so close that it feels like a rented apartment 🙂 If you have the same feeling then you can benefit from my idea below.

I want to talk to you as a friend now by sharing with you some of my private thoughts so you can make the best decision for yourself and your family.

Owning a house of my own is top on my priorities list, and I want it as soon as possible. I have a few lands, all within an estate. But the estate I would want to build in aren’t been developed yet. So even if I had the money to build now I don’t have a land ready to build on. So I started thinking of buying another land in an estate that was already being developed, like Amen estate phase 2. If one doesn’t mind paying much more in form of interest, you can get payment plan for as long as 36 months with Amen estate phase 2. But that’s 5% interest for every 6 months. At that rate I would pay 30% interest for 36 months pay plan. Then another 5% for Deed and Survey. Then money for building drawings then before cost of building.

To pay all that off will probably take me 4 years. So 4 years before I can think of saving money to build. And for this 4 years I’ll be paying rent, which will likely be over N1million by then as I’ll probably be in a 2 bedroom apartment in 4 years.

So I thought instead of buying another land and doing a 3 year payment plan and then worry about saving to build, which will mean I won’t own a house until another 6-7 years, why not just take advantage of this promo and buy a house instead. Yes I still don’t like terrace houses. But I can use it as a stepping stone to my ‘dream house’. With this option I can have a house in 3 years! In fact less than 3 years because once you’ve done 70% of your payment the company allows you to complete the house and move in while you continue with your payment. This way I am sure that within 3 years I will own a house. And when they do start developing the estate where I wish to build, I can then start building the kind of house I really want there. When done, I move in there and sell off this duplex, which by then should have appreciated. So it’s a win win!

Would you say that’s smart thinking or what?! LOL

Depending on what your goal is, this terrace houses might just be enough for you. But just in case it isn’t, it can be used as a temporary home while you work on something bigger and better later. Or just add it to your property portfolio for a good return in the future. You can also buy to rent out and create cash flow. If that’s your goal though, you may want to buy Flats as that has more demand for renting than duplexes. But if you wish to live there and or sell off in the future, buy a duplex.
