Does the estate have C of O?

Yes, Amen estate phase 2 has a C of O.

Will there be any need whatever to require a Governor’s Consent in the future?

The estate C of O is in the company’s name. To have the title in your name, Governor’s Consent is required. However you can take your time with it. It’s not like anyone is going to come and drag your land with you. So perfecting your title can be done whenever you’re ready.

Are there any other fees to be paid other than the N15million being charged for a plot?

Yes. There’s a 5% of cost of land charged for Deed of Assignment and Survey. But you don’t pay extra for development levy as the cost has been imbibed in the price of the land.

When will my land be allocated to me if I make full payment?

When you make full payment, you get an official receipt and contract of sale. Then you are expected to pay for your deed and survey, which as mentioned above is 5% of the cost of your land. Once you pay the 5% your deed and survey will be ordered for. It takes a minimum of 8 weeks for your deed and survey to be out. The delay is because your survey has to be registered with the government. Once it is out you will be notified. And only then will your plot be allocated.

It works a little different if you’re buying a house. Once you make a deposit for a house, work usually start almost immediately, especially if you’re paying on outright.

Does the buyer build to Amen Estate’s specification for the purpose of uniformity? Or can the private land owner build whatever they like?

The owner can build whatever they like. However they have to adhere to some guidelines such as setbacks and fence height. And exterior paint color of houses in the estate is uniform.

Can I buy half plot in Amen estate phase 2?

Yes. But only IF it is available. It is not something we promote. But contact us if you require half plot, if we confirm it is available at this time then you can buy. Currently half plot sells for N8.5million on outright payment. And there’s N600k for legal document.

What can I build on half plot in Amen estate phase 2?

You can build a 3 or 4 bedroom duplex in a semi detached form with the house at the back. A duplex at the front and another one at the back, each on a half plot.

Can Amen estate company help me build?

Yes, if you want them to.

If the company is building for me how much will it cost?

Redbrick homes limited, developers of Amen estate phase 2 have different houses available for sale. You decide whether to choose from their pre-existing designs or make your own designs. The pre-existing house designs have prices attached for those buying a house instead of a land. So they simply deduct the cost of your land from the amount they are selling that house and give you a small discount on the balance to pay. You can customize a pre-existing design too. In that case, the cost for the required customization will be considered and a quote will be given.

Can I buy a land in the estate and leave it for up to 5 years without developing?

Yes you can. However you are required to do a temporary fence on the land and clear it once every quarter. You can have someone in Nigeria do it for you or pay the office to do it for you.

If you want the office to do your temporary fence, they will do 3 coaches of it; one in the ground and two outside for N500k.

For clearing, the company will do it for you for N200k/year. That’s N1million for 5 years.

However this isn’t something you need to worry about immediately as the estate is still a work in progress. Once people start moving in and living there, then you are required to maintain your land so that dangerous animals such as snakes don’t start lurking around.

Would you expect the land around the refinery area to appreciate faster than Amen estate when Dangote refinery picks up?

I can’t say yes because Amen Estate (both phases) is actually only about 25 minutes drive away from the refinery, and about 20 minutes away from the Lekki Free Trade Zone. So whatever the area benefits from, Amen estate phase 2 benefits from it too. So by the time those ones starts picking up, Amen will pick up better too.

What is the difference between 4 bedroom duplex and the 4 and 5 bedroom villas?

4 Bedroom duplex usually has 3 rooms upstairs and 1 room down stairs OR all rooms upstairs. Whereas the villas have master bedroom only upstairs (Penthouse) and other rooms are downstairs.

Those Amen estate phase 2 villa houses, what makes them a villa?

The Grandness. The pillars. The size.

Are the houses being sold in phase 2 delivered finished or furnished?

The houses are delivered finished NOT furnished. Only the kitchen cabinet and wardrobe is fixed.

If you want the company to furnish it however, they can do that. The furnishing package price depends on the size of the house. It ranges between N7.5million to N10million. And what that money covers include:

Fitted Split Unit ACs, Cooker, fridge/freezer, Washing Machine, Sofas, Beds, Beddings, Coordinated curtains, Blinds, Dining Table, Aluminum Mosquitoes Nets, Rugs & accessories like wall decors, table decors, etc.

The only thing it doesn’t cover is electronics.

What can I build on a plot of land in Amen estate phase 2?

You can build a duplex and a bungalow at the back. But you can’t do a twin duplex. The reason is because a Bungalow needs just 3 meters setback while Duplex needs 6 meters.

Can I buy plot for commercial purpose in Amen estate phase 2?

Yes. Amen estate phase 2 sells commercial plots that you can use to build basically anything commercial, hotel, shopping mall, school, event center and even a filling station. Commercial plot currently sells for N20million (600sqm).

Will Amen Estate be involved in any way if I am selling in the future? Will they be involved or will they charge to sign deeds of assignment should I sell in the future?

You only need to carry them along. They will need to know who you are selling to.

You as the seller don’t pay the company anything. But the new owner will have to pay a legal fee for documents to be drawn up in his name. Legal fee is currently 5%.

Other than that they don’t butt in when you are selling your land.

What is the procedure for buying a land/house in Amen estate phase 2?

The process is really simple.

I send you the application form and FAQ (contains terms and conditions of sale). Call/Whatsapp me on 08067845791 / 09071070691 for a copy of the subscription form.

Once you have the form, you read the terms, if it is okay with you, you sign. And then fill the application form.

All the account numbers of the developer of Amen estates (Redbrick Homes International Limited) is printed on the application form. You make payment to one of the numbers and make sure to get a receipt.

Then email me your payment receipt and completed form and FAQ. I will then send it to the Admin’s desk to process it. Once processed your official receipt for the payment, Acknowledgement letter and Contract of Sale will be issued within 24 hours of confirming your payment.

The soft copies will be emailed to you in the meantime while the hard copies of your documents will remain at Redbrick office for you to pick up whenever you visit. You can have a trusted person visiting pick it up and bring to you or you just wait for when you are around. For those not in Lagos that is. If you are in Lagos then you can walk into the office at any time to pick up the original copies of your documents.

Then as soon as you pay for your Deed and Survey (5%), the office will call you to choose your plot from the layout. Once you choose your plot, your Deed and Survey will be ordered for. It takes a minimum of 8 weeks for your Deed and government registered Survey to be out. Once out, the office will let you know. And physical allocation will be arranged for you.
